Advice on using our system to it's fullest?

Whilst we are here to bring all owners as many enquiries as possible and we will do that by promoting the site on search engines, getting as high on the rankings as we can, by rotating the properties so that each property has its turn at the top of the listings, and you will have the opportunity for a small amount feature your property at the head of the main page for your country there are certain things you need to do to promote your property as owner yourself.

Having decided on the area for their vacation, initially the 1st thing that a prospective rental client will consider is what does the property look like?

The best way to show this is by pictures - and the saying goes a picture paints a thousand words. Your picture must be clear and sharp - preferable taken with a good digital camera and your first picture on your property page must be of the front of the property. Secondly if you have a property with a private pool you should have that as the next picture. Then go through the property room by room to show more. You will be able to show up-to 12 pictures of the property on your page.

Next you will need to write some text about the property, give details of location, the facilities in the property, remember any extras - internet connection, wide screen tv, satellite these are all additional selling points. You need also to sell the area where the property is, remember your perspective clients are going to pay you a good deal of their hard earned money, so you have to persuade them that it should be you that they give it too.

We have a check list for the type of utilities in the property - please complete this information - this includes, how many bedrooms, bathrooms, kitchen utilities, whether there is a pool and/or spa with the property etc.

Finally pricing and availability - you should complete your pricing - usually weekly and well in advance, it is surprising how many enquiries you can get 18-24 months in advance. Your pricing should give details of any deposit amount that is due, whether it is refundable, when the balance will be due to be paid, if a security deposit is required and any additional charges such as pool heat or internet connectivity for example. You also have the option of showing an availability calendar, if you use this we would suggest that it is always best to ensure it is up-to date.

Ok so you’ve set your property up on the site, so what happens next?

Well it is our job to get the site as high up the search engines as we possible can to ensure that we get the maximum amount of enquiries for our clients. We are also limiting the website to no more than 6,000 properties with no more than 600 in any one main resort area, for example Coast Del Sol or Orlando.

As you receive an enquiry you will be given the details of the name of the enquirer, their e-mail and telephone number, the number of people wanting to stay and the dates. Remember it is unlikely that you are the only person that a potential customer is e-mailing. So it is important that you check you mail regularly and that you respond to the enquirer as quickly as possible. We will have asked for their telephone number, so you don’t necessarily have to respond by e-mail, you could phone and sell yourself and your property directly to them.

Remember your job doesn’t finish with the sale you need to collect your payments, pass all the details to the client and make sure your property is prepared for them. Then also remember that having taken a holiday with you once they are a perspective future client - remember to contact them whilst they are at your property to make sure everything is ok, then on there return contact them again to ensure they had a good time and maybe even offer them a special offer for the future - if they had a good time at your property and they want to go back to the same place, then keeping in touch will help make sure it is yours.
